This is indeed a very laden query that one asks in life before making real estate buying which could be our biggest financial decisions in life, but we should understand that peoples advise is expectedly biased. Let me explain, I believe that that best vehicle (in terms of real estate) for any investing is one that generates cash flow and also gives a healthy increment to our rather large quantum of investment. But one has to take a call guided by one's own instincts and judgement, and ones information gathered about the market trends in general, as it would be good to be in regular touch with the surroundings and environment to know the prospects. Ones awateness has to be thorough before taking the plunge.
For example, I stay in NOIDA (NCR) and have been watching the residential property go into a sort of comatose state. This is due to the over supply of residential options coupled by the negative publicity generated by escapades of majority of developers, many of whom are cooling their heels in jail and many are taken to court and waiting decisions on their misappropriation of retail investors money. But I realized there were options for growth in other kinds of real estate, due to reasons like a sealing drive that was going on in Delhi NCR where businesses (industrial and commercial) in non conforming areas were being shut down or sealed. Also Make In India with easy finance for startups would invigorate new business & industrial activity along with the fact that India has the largest middle class and a fastest growing population in the world with available Land becoming a rarer commodity with every passing day. I invested in Noida industrial real estate and was pleasantly surprised with the outcomes. In general the prices more or less doubled despite the general freeze all around. Same goes for greater noida industrial, people told me not to make the foolhardy investment there, but I was adamant as I had done my bit of research and went ahead with similar results. I have realized through my various studies on the subject. Retail investor should never invest in speculative real estate. Please see what you buy. Better to avoid builders as far as possible and premiums on deals have already been shucked dry. Invest in monthly cash flow with a return of at least 6% annual rental return with growth prospects for the future. It is important that mortgage if any, should be payable by the rental. Availability should be limited with little future scope of oversupply. For such investment property but the best location. Etc etc. There is so much which if one takes into consideration, the state or location becomes immaterial and you can see your money grow and the experience can be very fulfilling.
